Our house has been on the market for 32 days, we've done 2 open houses with about 6 groups of people each time that showed up and about handful of… I know in general houses have often sold relatively quickly in the last few years, but I wouldn’t be surprised that if you looked over longer time horizons, it’s would not be not unusual to see that houses sit on the market for more time to secure a buyer.Second did 4 hours both days, and door knocked every house within a 10 minute walk radius to let them know of the open house. First would often reply hours later, once someone requested a day of showing, we asked if the time was flexible (if not we'd accommodate but we were supposed to have guests for Easter dinner and the showing request was for 530), but he didn't even reply until 10pm, those people never rebooked.There are some small, pretty low cost things that could be done. A. that "tropical leaf ceiling fan" - pre-2010 - change it. The peach tree out back - cut the dead limbs. The curb appeal - it's monotone with some very low plants at the foundation. Nothing defines the house from the front in an appealing way.Whoever is picking colors in this house had no idea what they were doing. They went to store, grabbed a paint color they liked with no regard how it was going to work in the space. Those soft colors with the purple-y gray couch and that teal accent wall with the browns in the furniture are just clashing. The kitchen needs some color to break up all that gray. There is nothing on the walls, hardly any window coverings.

Hi everyone, this is my first time making a post and I hope I can gain some advice from you all. This will probably be a bit of a jumbled mess but I'm just so lost! My husband and I are first time homebuyers(29 & 31 yrs old) and have been looking for about a year and a half now. We live in a v... We recently found a house that ticks off all our boxes pretty much, is in the city we like (though not the neighborhood I would love to be in, which I'm not sure we could ever afford anyways), has a lovely big front and back yard, and is close to great parks, grocery stores, etc.There are some negatives of course, it's right off a road (though not uncommon in the area we live), and the neighbors houses are kinda rundown which makes me hesitate. One of the major issues though is that the house is simply too big for us. We don't plan on having children, rarely have friends/family come to visit, and aren't even sure if we want a dog for that matter!I hate the thought of having all that extra space going unused, not to mention heating and decorating costs for rooms that will barely be touched. Having said that, where we live it is extremely difficult to find that just right size, in budget, in the right area. It's like you either have to have a house too small or too big.I feel like I almost want to pass on this near perfect house to wait for something better that may come along as far as area and size, though it could be a long wait or we get lucky. This house doesn't give me those tingly vibes but not sure if that's something you should always wait for with a house.

I'm looking for advice from uninvested parties regarding the sale of our house. Our house has been on the market for nearly 2 months and has not yet sold. We had two early offers at the full listing price. They were both contingent offers and we didn't end up accepting them. We probably should have accepted the first one and/or did more negotiating, but the buyers didn't even have their house listed yet and we were nervous about potential dominoes of issues that would delay the sale. Hindsight is 20-20 and there is nothing we can do about it now (those buyers are approaching closing on another home).Everyone says that the pictures are true to reality (the photos were really well done), that the house is lovely, bright, well staged, and appropriately priced. We had one person recently mention that the bathrooms are a bit dated (they are, but not excessively so) and another said they prefer a more 'southwest' style tile rather than the more modern tile that we have, but we have had no other negative or constructive feedback.The house was listed at the same price as ours (after we dropped our price), but theirs is slightly smaller so it works out to more per sqft ($226/sqft vs $218/sqft for ours). We also both offered $10k in flex money for use towards repairs or closing costs. Compared to our house: - They have an open layout with a large kitchen island, dining area (not large), and modest size living room.We plan to rent for a bit ourselves, so we aren't desperate for the equity, but we are worried that a vacant house will be a target for crime and our retirement savings would take a temporary hit if we are paying our mortgage and rent. Given how high interest rates are right now, would their be any value in offering a rent-to-own option or some other option that may allow us to secure a buyer but allow the buyer time to maybe get a lower interest rate?
